Fire risk assessment reviews

A fire risk assessment review checks whether an existing assessment is still valid and updates it where the building, its use or the people in it have changed. Article 9(3) of the Fire Safety Order requires a review regularly and after any significant change. Garrison FM reviews assessments written by other assessors as well as its own.

When a review is due

A fire risk assessment review is due on the date set in the current assessment, and sooner after any of these changes.

  • The review date set in the current assessment has passed
  • Building work, refurbishment or a change in layout
  • A change of use, such as offices converted to flats
  • New residents or staff who would need help to evacuate
  • A fire, a near miss or a false alarm pattern
  • An enforcement notice or a letter from the fire and rescue service
  • A new responsible person, managing agent or freeholder
  • Changes to the fire alarm, emergency lighting or fire doors

What a review covers

A Garrison FM review starts from your existing assessment and produces an updated report.

  • A site visit to check the findings in the current assessment still hold
  • Progress on each action in the previous action plan
  • Changes to the building, its use and its occupants since the last assessment
  • Whether the assessment meets the recording rules in force since 1 October 2023
  • An updated report and action plan, reviewed by a second senior assessor

When a new assessment is the better choice

A review cannot fix an assessment that was never complete. We recommend a new fire risk assessment when any of these apply, and we tell you before you book.

  • There is no written assessment, or it records only significant findings
  • The assessment does not name the person who carried it out
  • The building or its use has changed substantially
  • A housing assessment cites PAS 79-2, which BS 9792:2025 replaced

How long is a fire risk assessment valid for?

No law sets an expiry date. The assessment stays valid while it remains suitable and sufficient, and article 9(3) requires regular review and a review after any significant change. Most assessments set their own review date. Government guidance for blocks of flats suggests a new assessment every 3 to 4 years, depending on risk.

How much does a fire risk assessment review cost?

A Garrison FM review costs from £245 ex VAT, against £325 for a new assessment of a small block of flats. The assessor starts from the existing findings, so the visit and the report take less time. The price rises with the size of the building and with how much has changed. If a new assessment would give you a better record, we tell you before you book.

Can you review an assessment written by another company?

Yes. Send the current assessment with your enquiry. We check its date and the standard it follows for free, then quote for the review. If the assessment cannot be brought up to date with a review, we explain why and quote for a new one.
